What does a home inspection cover?
A home inspection is a safety and quality assessment of a property. We will examine the exterior, the property lot and landscaping, roofing, and structural aspects of the home, as well as the heating and cooling systems, plumbing, electrical work, water, and sewage, to ensure they are all functioning properly. Why do I need a home inspection?
There are many reasons you need a home inspection, to name a few:
1. Identify underlying issues.
A home inspection will help uncover any hidden or potential issues with the property, including structural defects, safety hazards, and needed repairs. This information will empower you to make informed decisions about the property’s condition and your potential investment.
2. Negotiation Tool
A home inspection report offers a chance to seek repairs, propose a price reduction, or receive a credit from the seller. Collaborate closely with your realtor to discern which requests are appropriate and strategic for enhancing your negotiation position.
3. Safety
Home inspections can detect safety issues like radon, carbon monoxide, and mold, which all homes should be tested for.
4. It Provides an “Out”
A home inspection can reveal critical information about the condition of a home and its systems. This helps make you aware of what costs, repairs, and maintenance the home may require immediately and over time. If you’re not comfortable with the findings of the home inspection, it usually presents one last opportunity to back out of the offer to buy.
How long does a home inspection take?
It depends on the age and size of the house. The older and bigger the house, the longer it usually takes. On average, our home inspections take 2 hours.
Can I attend the home inspection?
Absolutely! You’re welcome to come for the full inspection if you’d like. We do like to walk through the house with you starting at least an hour and a half after our scheduled arrival time.
How soon can I expect to receive the inspection report?
We write our report as we inspect, so your report will be ready the same day of the inspection, usually within an hour after we’ve finished.
What qualifications do your inspectors have? Are you licensed?
Each of our inspectors is certified through InterNACHI. Dallin is a Certified Master Inspector (CMI). Licensing requirements vary from state to state. Currently, Utah does not require home inspectors to be licensed.
Do you offer any warranties or guarantees?
A home inspection is not a warranty or guarantee of any kind, and is based upon conditions observed the day of the inspection. That being said, we do participate in InterNACHI’s Buy-Back-Guarantee. You can find more information about it here.
How much does a home inspection cost?
This depends on the size of the property. For townhomes/condos, our inspection is $300. For single-family residences our inspection starts at $325 for properties under 2000 sqft, $350 for properties 2001 – 3000 sqft, $400 for properties 3001 – 4000 sqft, and $450 for properties 4001 – 5000 sqft. If you have a property over 5000 sqft please call for pricing.
Do you inspect for specific issues, such as mold or radon?
Yes we do! While it’s not included in our standard inspection, we can test for mold, radon, methamphetamine, asbestos and lead paint.
